Before we start house hunting, let’s understand where you stand—and whether there are simple steps that could put you in a stronger position.
Getting approved for a mortgage and finding a payment you’re comfortable with are two different things. You may qualify for more but are comfortable with another.
We’ll look beyond the purchase price and consider monthly payment, taxes, insurance, HOA fees, and other costs so you can shop with a budget that actually makes sense for your life.
A pre-qualification is generally an early estimate based on information you verbally provide. Not a preferred qualification process.
A pre-approval typically involves a lender reviewing all your actual documents (tax returns, paychecks, asset statements) and gives you a formal pre-approval based on that information pending your finding a home.
Your down payment isn't the only money you'll need to plan for. Closing costs can include lender fees, title-related expenses, prepaid taxes and insurance, inspections, and other transaction costs.
The good news? Depending on the property, financing, and terms of the transaction, seller concessions may sometimes help with certain buyer costs.
